Marsh Landing was developed slowly over thirty years, creating unique neighborhoods each with their own character. As neighborhoods were added, each became a sub-homeowners association within Marsh Landing. There are a total of 10 sub-homeowners associations as well as the Master Association with governance over the entire development.

Marsh Landing Sub-Homeowners Associations
HOA I is comprised of the following streets: Arbor Drive, Arbor Lake Lane, Arbor View Court, Bent Pine Court, Cypress Lagoon Court, Deer Trace Drive, Greencrest Drive, Heron Lake Way, Indian Midden Way, Lagoon Forest Drive, Marsh Creek Drive, Misty Lake Drive, Moss Creek Lane, Old Still Court, Royal Lagoon Court and the section of Marsh Landing Parkway in this area.
HOA II is the largest association in Marsh Landing, bordered on the south by Merganser Drive and extending north to the Clubhouse. It includes the following streets: Alice Way, Bentgrass Circle, Cypress Hollow Court, Fairway Oaks Court, Founders Way, Highlands Court, Linkside Circle, Marsh Hawk Court, Marsh Landing Parkway from Merganser to the Clubhouse, Merganser Drive, Oakbrook Court, Oakmont Court, Palm Forest Place, St. Andrews Court, Troon Point Lane, Turnberry Pointe Way, and two lots in Found Forest adjacent to Linkside Circle.
HOA III is comprised of the following streets: Antler Point Court, Deer Haven Drive, Harbour View Drive, Hidden Cove Lane, Indian Cove Lane, Indian Hammock Lane, Marsh Reed Lane and Three Island Court.
HOA IV is comprised of the following streets: Deer Cove Drive, Deer Lake Drive, Green Heron Way, a portion of Marsh Landing Parkway, Osprey Cove Lane, and Osprey Nest Court.
HOA V (Marsh Pointe) is comprised of Bridle Way and Carriage Lamp Way.
HOA VI is comprised of the following streets: Club Forest Lane, Coach Lamp Way, Deer Colony, Deer Estates, Lamplighter Lane, Lantern Wick Place, a section of Marsh Landing Parkway, Marsh View Court, North Wind Court, Panther Chase, Teal Nest Court, and Teal Pointe Lane.
HOA VII is comprised of the following streets: Kingfisher Drive, a section of Marsh Landing Parkway, Osprey Lookout Court, Royal Tern Court, Royal Tern Road, Royal Tern Road North, Royal Tern Road South and Snowy Egret Court.
HOA VIII (North Island) is comprised of the following streets: Great Egret Way, Hawks Nest Court, Ibis Cove Place and part of Royal Tern Road South.
Harbour Island is comprised of the following streets: Admirals Way S., Annapolis Lane, Bristol Place, Cutter Court, Harbour View Drive (north of the HI Bridge), Harbourmaster Court, and Newport Lane.
Clearlake Association is comprised of Clearlake Drive, Keelers Court and Turtle Run Court.
